Pre-Listing/FSBO Appraisals

When you are considering selling your home on your own FSBO (For Sale By Owner) or listing with a Realtor, there are multiple sources of information to provide you “estimates” on your home's current worth.  What these websites cannot do is measure your home (not quite yet!), photograph your home (not quite yet!), summarize condition/quality/views/upgrades/external influences and these systems cannot tell you the entire story of what is going on in your market currently comparatively to your home!

Whether you are selling to a friend, relative, tenant or deciding to list your home with a Realtor, it is often beneficial in any market situation to have your home appraised by a professional Certified Real Estate Appraiser.  The appraiser can measure your home (county records/websites often wrong) to standards set forth by Fannie Mae (likely lender acquiring new loan on your home) and confirm living area while providing you with a fair market value opinion of your home within just a few days!

This information can give you a multitude of market metrics (more than you likely need) yet is written with the intention of giving you a solid understanding of current comparable market conditions.  This information can assist you in deciding who to list your home with (often times opinions from brokers/agents will vary significantly) and you have confidence knowing the appraisal was based completely without bias nor financial interest in the potential sale transaction.
