    Before work begins, we establish a clear scope of engagement. This includes the effective date of value, the intended use of the appraisal, whether a retrospective analysis is needed, and how the report will be used, whether for settlement, mediation, or potential court testimony.     The appraisal is developed with litigation in mind from the first day.
